Status (October 12, 2026): not released yet
The 2027 BAH rates have not been published. DoD normally releases them in mid-December, effective January 1. The 2026 rates were announced December 11, 2025. Until then, the 2026 rates below are what you are paid.
Averages are national. Each housing area is priced on its own rental and utility survey, so your change can be bigger, smaller, or negative.
What to expect for 2027
- Direction: up on average. BAH follows local rent and utilities, which have risen every recent year. The last three increases were 5.4%, 5.4% and 4.2%.
- Not tied to the pay raise: the 2027 basic pay raise (7% / 6% / 5% plan vs 3.6%) does not set BAH. The two are separate decisions with separate data.
- Rate protection: if your area goes down, you keep your current rate while you stay at the same duty station with no break in eligibility.
- Built to leave a gap: BAH is designed to cover about 95% of typical housing costs, so a small out-of-pocket share is intended, not a mistake.

Frequently asked questions
When will 2027 BAH rates be released?
DoD has not announced a date. It normally publishes the new rates in mid-December for a January 1 effective date; the 2026 rates were announced December 11, 2025.
Will BAH go up in 2027?
On average it almost certainly will, because BAH tracks local rent and utility costs and those have risen every recent year. The average increase was 4.2% for 2026, 5.4% for 2025 and for 2024, and 12.1% for 2023. Individual housing areas can rise more, less, or fall.
What if BAH goes down where I live?
Rate protection: you keep the higher rate as long as you stay at the same duty location with no break in eligibility, such as a reduction in grade or a change in dependency status. A PCS resets you to the new location’s current rate.
Does the 2027 pay raise change BAH?
No. Basic pay raises and BAH are set separately. A 7% basic pay raise does not mean a 7% BAH increase. BAH changes with your housing area’s rental and utility costs.
Does BAH cover all of my rent?
It is designed not to. BAH is built to cover about 95% of the typical rent and utilities for your grade and dependency status in your area, so most members carry a small out-of-pocket share by design.
